KM Properties steps up international promotion

KM Properties, the real estate development arm of KM Holding, one of the fastest growing companies in the Gulf, is preparing for a hectic exhibition schedule this autumn as the Dubai-based developer aims to take its portfolio of properties global.

First up is participation at Cityscape Dubai in mid October, before the sales team packs its bags and heads to the Moscow Extravaganza luxury expo in October 25-27, and then on to Mumbai in November to take part in Cityscape India.

“Such exhibitions are an integral part of our marketing mix and are important for promoting our properties to the international market, especially now while such markets are ripe with investor confidence,” said Sanjeet Joher, group chief operating officer, KM Holding, parent company of KM Properties.

However, while Joher admits that such exhibitions are good for business, he also sees KM Properties as a Dubai ambassador when exhibiting overseas.

“Like the Dubai Department of Tourism and Commerce Marketing (DTCM), KM Properties and other property developers are effective destination marketers as they promote Dubai and the UAE to the larger market when participating at international fairs,” Joher said.

“International property exhibitions not only boost Dubai’s tourism attraction but also fuel its economic growth via investments,” he added.

Cityscape Dubai takes place from 16-18 October at the Dubai International Exhibition Centre. KM Properties will promote its full portfolio of properties, including commercial, residential and hotel developments.

Moscow Extravaganza 2007 will be held October 25-27, and is the fifth in a series of annual luxury showcases to be held in Moscow. The show will see KM Properties exhibit alongside a number of luxury brands, including yachts, private jets, cars, art and jewellery, in what promises to be a very prestigious event.

The Dubai-based realty firm will then make its first business foray into India when it participates at Cityscape India, the property exhibition taking place at the Bombay Exhibition Centre, Mumbai, on 19 - 21 November 2007.

KM Properties is considering entry into the Indian market, with a view to developing commercial, residential and hotel properties in the sub-continent country.

“KM Properties is taking a lot of interest in India. We see potential in commercial, residential and hotel properties. The economy there is very strong and the purchasing power of India’s nationals has grown by leaps and bounds in recent years. To us, this looks like a very strong market and we are seriously considering entry,” confirmed Joher.

 

KM Properties becomes the first Developer approved and licensed by the land department

It’s official!, KM Properties, a Dubai based company and the real estate development arm of KM Holding, became the first developer to register for the new Land Department, now licensed to develop and sell real estate, in adherence of the new Law 8 concerning real estate purchases and Escrow account deposits.

In an exclusive conversation with Mr. Omar Bushahab, the Director of Evaluation and Study of Dubai Land Development (DLD) commented “KM Properties was one of the first companies to respond instantaneously to the new law and immediately applied for registration to get licensed as a developer under the new rule. It straight away started to modify its situation in the Land Department by adding a new activity to exercise which is the activity of real estate development. And this activity was only issued a couple of months ago.”

Looking after the Evaluation and Study department of this government agency, Mr. Bushahab further commented, “the new property Law 8 is increasing the confidence for investors outside and inside of Dubai. I am confident the size of investments will definitely increase given the assurances presented in the new rule.”

Law No 8 states that all real estate developers are required to obtain a license from the Dubai Land Department to carry on property development business in the emirate.

Asked on the impact the new property law has resulted in the market, Director Bushahab was quick to say, “the Dubai property market is very healthy. There was a great response received from main and sub-developers. We also received thousands of questions about the new law from banks, legal offices, financial audit firms and real estate companies. That only shows this is a very healthy market. We also noted lots of inquiries coming from developers on getting licensed by our department.”

He added, “Being one of the respected companies operating in Dubai, we have high confidence in KM Properties since they made the first correct step by complying with the new rule.”  

Acting quickly upon the announcement of the new property law, the Dubai-based developer KM Properties has welcomed the passing of Law No 8 by the Government of Dubai Land Department, stating that the new legislation will bring about greater transparency in the emirate’s real estate sector.

“KM Properties looks forward to working in tandem with the Land Department who will ensure on behalf of our customers that their investments are in good hands. This law allows for greater transparency in the real estate sector,” said Sanjeet Joher, Group Chief Operating Officer of KM Holding, the parent company of KM Properties.

In meeting its requirement as a licensed developer under Dubai Land Department, Sanjeet Joher stated, “KM Properties will further promote hassle-free investment opportunities to local and foreign based investors following the new investment protection scheme supported by the Land Department. We are a responsible Developer in the market and we shall always work towards the welfare of our stakeholders while following the regulations set forth by the government of Dubai”.

Noting the overall impact the new property regulations has resulted to, Bushahab mentioned, “Interestingly, we have received interesting proposals from banks overseas after the issuance of the new law saying they wanted to come to Dubai and offer the opening of escrow accounts for real estate developers. Additionally, the international investors are becoming so confident in the real estate in Dubai because the new law is offering a genuine guarantee for the projects they are investing.”
 

“Such legislation is needed to protect both the consumer and legitimate developers, such as KM Properties, who are working to make Dubai a place where people from around the world would want to come and live and invest. Such a move can only help the real estate industry, and will have a positive impact on the overall economy of Dubai,” concludes Joher.

 

KM Properties leads the way with iconic structures

As KM Properties’ latest high rise structure rises from the ground the Dubai-based property developer is fast gaining a reputation for its iconic structures and innovative designs.

Tamani Hotel at Park Lane, Business Bay promises to bring another stylish addition to Dubai’s skyline.

Designed by world-renowned architect Carols Ott, the aerodynamic glass and steel skyscraper features 33 storeys of commercial, recreational and hotel facilities and will use artistic lighting, which will make it look spectacular and different - by day and night.

Carlos Ott brings to the project over twenty years of experience in design and construction projects, architecture and urban planning. KM Properties unveils facilities management services

KM Properties, the real estate arm of KM Holding, has launched a unique value-add to all residential and commercial owners of its properties, with a five-star facilities management service.

TAMANI Exclusive facilities management services will be provided to all residential and commercial buildings from KM Properties. TAMANI Exclusive is also offering its services to other property developers and owners requiring facilities management.

This value addition for tenants and owners includes valet parking, room service, housekeeping as per requirements, daily garbage removal, restaurant, reception, and concierge, all for a nominal fee that is already built into the maintenance fee for the building.

TAMANI Exclusive is an extension of TAMANI Hotels and Resorts, the new deluxe hotel chain from KM Holding.

“Other facilities management systems are not linked to a hotel service; whereas TAMANI Exclusive is linked to TAMANI Hotels and Resorts. This enables us to provide a hospitality touch, and consistency of service not seen elsewhere. All staff are trained by TAMANI Hotels and Resorts, and will offer the same exacting level of service. Construction of KM Property’s ‘Park Lane Tower’ begins

Construction is underway for Park Lane Tower, one of Dubai’s first mixed-use commercial-residential-retail buildings, located in Business Bay. Park Lane was sold out soon after its official launch. Sanjeet Joher, Chief Operating Officer of KM Holding was thrilled with the rapid response, stating: “We are delighted with the success of this project, as we were able to achieve the maximum within a short period of time.
